Our search focused on homes priced between $200,000 and $250,000, revealing that there are currently 58 active listings within this price range. This is a positive sign for potential buyers looking in this bracket.

But what about recent sales? Surprisingly, 182 single-family homes in this price range have sold in the last 60 days, debunking the notion that high interest rates have brought the market to a standstill.

The average days on the market for homes in the $200,000 to $250,000 range is still less than 30 days. This suggests that properties in this category are selling swiftly, making it an ideal market for sellers.

However, to gain a broader perspective, we decided to explore a higher price point. In the $300,000 to $350,000 range, there are currently 129 active single-family homes. Over the past 60 days, 131 homes have sold. Interestingly, the average days on market increased to around 60 days in this price range.

What does all this data tell us? It's not solely the interest rates that are influencing the real estate market. Instead, it's causing buyers to shift their preferences and possibly take a bit more time to make decisions. Homes are still selling; they're just taking longer to do so.
